From shopping center development to creating residential subdivisions; from office condominiums to small industrial or office buildings, Gorman & Associates can handle virtually all of your commercial real estate needs. We can close mixed-use commercial transactions; act as escrow or closing agent for various matters that arise; draft and review contracts and commercial leases.  In addition, we regularly draft and file condominium declarations, restrictive covenants, and other land use documents.

Retail/Office/Representative Clients

In the retail area, we have more than twenty years’ experience representing owners and management agents, including the Kuester Companies, as well as other retail, office, and mixed use developers.  In the office condominium area, we represent Barrett Development and Barrett Investments, LLC, which has completed more than seven multi-building office condominium projects. Within the past two years we have handled a number of large scale transactions, including the sale of the Terraces at Southpark and the Terraces at Park Place shopping centers, and closed the permanent financing for the Ballantyne Village complex, in excess of $50,000,000.  In South Carolina, we represent Crossroads Commons, a mixed use apartment home and retail project, as well as Alligator Road Development, which develops projects for active adults.  Our representative clients also include McDonald’s Corporation, for sites for new fast food restaurants; WMF Capital Corp. (a conduit lender); various homeowners’ associations; and other various developers.

Homebuilder/Residential Development Representation

Gorman & Associates represents several area residential homebuilders and developers.  We represent Consolidated Construction Services, and its affiliated development entities, Pleasant Oaks Development Group, Coddle Creek Development Group, and Trada Properties, amongst others.  We handle a number of closings for John Wieland Homes and Neighborhoods, Inc., particularly in the Bridgehampton subdivision, as well as a number of custom homebuilders in the Charlotte area.

Title Insurance Companies

The Firm’s attorneys are approved attorneys for: Investors Title Insurance Company; Stewart Title Guaranty Company; First American Title Company; Chicago Title Insurance Company; Commonwealth Title Insurance Company; Lawyers Title Insurance Company; Security Union Title Insurance Company (formerly SAFECO); Fidelity National Title Insurance Company of New York; Old Republic (formerly Minnesota) Title Insurance Company.  We are a licensed title insurance agency for properties located within the State of South Carolina with Investors Title Insurance Company.

For properties in any county in North or South Carolina, Gorman & Associates provides real estate closing services for commercial transactions from an experienced team of professionals.  Whether it is your first or hundredth transaction, we can help make the closing process go smoothly.
We can also draft and/or review real estate contracts, sellers’ disclosure forms, and assist with “for sale by owner” properties when no realtor is present. Our fees in the real estate area are extremely competitive, and generally run lower than most comparable firms in our area. North Carolina – In North Carolina, while we can cover all 100 counties, we handle closings of property located in Mecklenburg County, as well as the surrounding counties (Union, Cabarrus, Lincoln, Iredell, Stanley, Rowan, and Gaston) on a regular basis.   Title searches within these counties can be completed within 3-4 business days, but please allow us at least a week whenever possible.  We also commonly close transactions involving vacation property and second homes in the counties along the coast and in the mountains, but please allow additional search time.

South Carolina – In South Carolina, we can also cover property located in any county; however, we cover York and Lancaster Counties on a regular basis, and can also close transactions on vacation and second homes in most of the counties along the coast, with prompt turn-around time.  More remote areas will require additional search time, and may involve additional fees.
