Office of a commercial real estate attorney in Charlotte, NC

Charlotte Commercial Real Estate Lawyers

We have more than thirty years’ experience handling projects as simple as reviewing commercial leases, and as complicated as large scale condominium and mixed-use projects. We have represented hundreds of small business owners, many of whom are dealing with commercial real estate for the first time. We have also represented sophisticated developers and owners, having handled more than a dozen projects with price tags over $35,000,000. The attorneys at Gorman & Associates are experienced, meticulous, and detail oriented; but we also appreciate the value of having a project close on time.

Commercial Leasing Matters

Gorman & Associates has drafted thousands of commercial leases. So we can represent individuals and small businesses in reviewing a prospective commercial lease, and let you know what provisions are typical in the marketplace, and point out where the landlord may be overreaching. We can suggest changes and alternative wordings to ensure the lease is fair. In representing property owners and landlords, we can draft leases for retail or office space, tailored to your specifications.

Developer Representation

In representing developers, we handle all aspects of a development, from drafting the purchase contract and closing the initial real property purchase, to closing the commercial construction and development loan, to closing the permanent financing loan. We represent hotel developers and managers, mixed use developers (retail, office, and residential), residential developers, office parks, and industrial and warehouse developers.

Condominium Development

Our Firm has formed more than 100 commercial condominiums. Therefore, we have extensive experience drafting and filing the condominium documents, including the declaration of condominium (known as a horizontal property regime in South Carolina), forming the required non-profit owner’s association, and drafting bylaws for the association; coordinating with the surveyor of your choice for the preparation of condominium maps and plans; recording the necessary documents; and closing the sales of condominium units as they are sold. In other words, we can handle all of the legal work needed to complete the proper formation of a condominium project, in a very thorough but prompt fashion.

Representative Commercial Real Estate Clients

We represent Tara Investments, LLC (www.tarainvestments.com) in developing hotels in the Charlotte, NC, Nashville, TN, and Charleston, SC markets. We represented the developer of Ballantyne Village, a large mixed-use center in Charlotte (www.ballantynevillage.com), for everything from the land purchase to closing the securitized permanent financing loan of $55,000,000. We have also represented the Kuester Companies (www.kuester.com) with respect to numerous condominium, office, and apartment developments.

Title Insurance Companies

The Firm’s attorneys are approved title attorneys with Investors Title Insurance Company, BridgeTrust Title Group (owned by Truist Bank), Chicago Title Insurance Company, Stewart Title Company, and First American Title Insurance Company. For South Carolina properties, we are a licensed title insurance agency with Investors Title Insurance Company (www.invtitle.com), which is a publicly traded company, and the largest title insurer in the Carolinas.

International Law

While we already have an established international practice, we are also a proud member of the IR Global International Network, based in London, United Kingdom, with over 1,000 professionals in more than 155 jurisdictions worldwide. No matter where your legal needs occur, we can work with our friends in the IR Global network to arrange for top-flight local representation to either represent you outright, or to work with us as a team.
